Investment Sales
The Ulsaker Group at Long & Foster Commercial is constantly combing the market in an effort to source deals for our investors. Our dedicated focus often allows us to provide investment offerings prior to these opportunities hitting the open market. Furthermore, we have the proven ability to connect sellers with specific investors focused on certain types of assets thereby resulting in smooth and seamless transactions. For sellers looking to utilize our marketing platforms to openly offer properties for sale, we can create market exposure for your property locally and nationally through TCN Worldwide and other traditional marketing channels we utilize.
Commercial Leasing
Our team will work directly with both tenants and landlords to facilitate leasing transactions with an added focus in the retail sector. Most of our focus tends to be in the metropolitan DC area, which results in working strategically with strong regional or periodically national tenants seeking to expand. For Landlords, we not only offer leasing opportunities to the open market but often times are aware through our existing brokerage network of which tenants are currently active in the market. This typically allows us to create the right competitive atmosphere yielding the best uses and terms for our clients.
Development projects
The Ulsaker Group is strategically involved in select development projects throughout the DC area. We have successfully completed preleasing of certain build-to-suit projects in the area, such as a 12,000 SF retail building in Falls Church. We have also successfully secured sites for clients through ground leases. In Ashburn, VA we’ve been deeply involved in a new 60,000 SF flex development, planned for delivery in 2021. Our team not only sourced the site acquisition but raised equity for the project. Furthermore we consulted and participated in several versions of building redesign based on targeted uses of the types of tenants being secured for the project.
